Ask ten pool builders what a custom pool costs and you'll get ten different answers, and every one of them is right. There's no sticker price on a custom pool, because a custom pool isn't a product on a shelf. It's built for your yard, your family, and the way you live outside. Two pools that look alike from the road can be very different builds once you get into the ground. So instead of pulling a number out of the air, here's an honest look at what actually drives the cost of a pool here in East Texas — and how to get a real figure for your project.

The build type sets the baseline

The biggest fork in the road is how the pool is built. There are three common types, and they don't cost the same.

Gunite (concrete) pools are built in place from a steel-reinforced shell sprayed with gunite, then finished with plaster, quartz, or pebble. They can be any shape or depth, they hold up well to our soil, and they last for decades. They also sit at the top of the price range, because everything is custom and built by hand on your lot. This is what we build.

Fiberglass pools arrive as a pre-molded shell that's set into an excavated hole. They usually cost less than gunite up front and install faster, but you're limited to the shapes and sizes the manufacturer makes.

Vinyl-liner pools tend to be the lowest upfront cost. The trade-off is the liner, which wears and gets replaced every so often, so some of that early savings comes back around over the years.

None of these is "the cheap one" or "the good one." They're different tools for different budgets and goals.

What moves the number up or down

Once you've picked a build type, the rest of the cost comes down to choices. The big ones:

  • Size and depth. More water means more excavation, more steel, more concrete, and more finish. A shallow lounge shelf costs differently than a deep end built for diving.
  • Finish. Standard plaster is the baseline. Upgrading to quartz or pebble costs more and holds up better to hard East Texas water.
  • Decking and hardscape. The concrete or pavers around the pool are a real line item, and often a big one. A small deck and a wraparound patio are very different projects.
  • Water and fire features. Waterfalls, spillover spas, scuppers, bubblers, and fire bowls all add to the build.
  • Automation and equipment. Variable-speed pumps, LED lighting, heaters, and app-based controls add cost up front and can save you on operating costs later.
  • Site conditions. This is the wild card. A flat, easy-access lot is one thing. A sloped lake lot that needs retaining walls, extra drainage, and careful access is another. On Cedar Creek Lake, the ground and the grade have a lot to say about the final number.

Don't forget the cost after the build

A pool isn't a one-time expense. Chemicals, the electricity to run the pump, occasional repairs, and either your time or a weekly service all add up over the year.
